Ealing Council’s cabinet will be asked to review plans and to consider uses for the old Acton library site next month.
The council originally tendered this development opportunity in 2014 with Curzon Corinthian appointed to redevelop the site for a Curzon cinema. Owing to changes in circumstances, the agreement with Curzon Corinthian has been terminated.
The site is in a prime location on Acton High Street, at the junction of Winchester Street. It is close to Churchfield Road and Acton Central Overground station and accessible from Acton Town Tube station on the Piccadilly line. Acton will also benefit from the arrival of Crossrail in 2019.
Acton Library is a Grade II listed red-brick property with an ornate façade fronting Acton High Street (A4020). It consists of two storeys with part third storey. To the rear of the property there is a passageway and outside storage area.
To the side of the property is a small area of external space which is included in the sale. Internally, the building offers generous, regular-shaped floorplates, with numerous large windows giving excellent natural light. The entire site area is approximately 535 sq m (5,758 sq ft).
It is part of a set of historic civic buildings including the Town Hall, swimming baths and Magistrates’ Court, which is sometimes known as the Redbrick Quarter because of their distinctive appearance.
The council is seeking a development partner to redevelop the building for a range of uses to help secure the regeneration of central Acton, which could include a cinema as well as options for other commercial uses. The building has the potential for conversion and possible extension subject to the necessary planning consents.
If cabinet approves, the council will be putting the site out to disposal. Tenders will be judged on contribution to the regeneration and vitality of the town centre and on impact on the site.
Council leader Julian Bell said: “Despite Curzon Corinthian’s circumstances changing and it being unable to proceed with the agreement, residents can be assured the council will be making certain the site will be part of the high quality regeneration in the borough.
“If cabinet approves, council will be inviting bids for this key site in Acton town centre. Partners who can provide creative solutions for this historic building in Acton town centre will be interested in this opportunity.
“Crossrail is going to transform our borough, connecting local people and businesses with jobs and opportunities right across London, and we are working hard to ensure we capitalise on it.”
