Dozens of local families are set to move into new council homes in Northolt, as Northolt Grange is now complete and welcoming its first residents.
The development brings 92 new homes to the borough, helping families move into safe, secure, and affordable housing.
The site, on the former Northolt Grange Community Centre in Rushdene Crescent, includes 84 homes for rent at London Affordable Rent – a genuinely affordable rent for council tenants. A further 8 shared ownership homes will help people take their first step onto the property ladder.
A mix of homes for local families
The homes on the site range from 1-bedroom flats to larger family houses. The flats are in 2 buildings, each 4-storeys high, and there are also houses for families who need more space.
The site also includes a new children’s play area, landscaped outdoor space, and parking for cars and bikes.
These homes are part of Ealing Council’s plan to build more genuinely affordable homes across the borough and help meet high demand for housing, with around 6,000 local families on the waiting list for a council home.
Councillor Louise Brett, the council’s deputy leader and cabinet member for safe and genuinely affordable homes, said: “Building more affordable homes makes a real difference to people’s lives and strengthens our communities. Having a place to call home provides stability, supports good health and wellbeing, and gives people the opportunity to thrive, work, and feel connected to the communities around them.
“It’s fantastic to see residents now moving into Northolt Grange and making these new homes their own. After all the hard work that has gone into delivering the development, it’s wonderful to see people beginning an exciting new chapter in a place they can call home.”
The project was supported with funding from the Greater London Authority, and the homes were built by Hill Partnerships.
’I can’t wait to move in’
Evelyn (pictured right) is one of the new residents who is set to be moving into a 1-bedroom flat on the second floor this summer.
She said: “I’m very happy, it’s just what I’ve been looking for. It’s so lovely to have a place of my own as I’ve been waiting a long time for this to happen.

“The whole building is nice – the builders have done a perfect job. I really like the exposed brickwork and there’s a nice outside area for residents. I’m on the second floor and I have a balcony – you get good views from the top.”
She is hopeful that her new home will make a big difference to her life. She added: “I’ve lived in old homes which had mould, so it’s nice to move into a brand-new building, which is nice and fresh. It’s perfect. I can’t wait to move in. When I come home tired from work, I will be so relaxed here.”
Benefits for the whole community
The development will also bring wider community benefits, thanks to more than £540,000 of ‘Section 106’ (S106) contributions, which was part of the council’s planning conditions. It will support local infrastructure and services, including healthcare, highways, and sustainable transport, as well as the cost of building the new playground and a multi-use games sports area, and planting 26 new trees.
The project has exceeded all of its social value commitments, creating 24 jobs and 8 apprenticeships across a range of levels, and surpassing targets for volunteering and work experience opportunities. Community initiatives have also included donations to local charities and food banks.
Overall, almost £27million in S106 contributions was invested across the borough during the 2022-2026 council term, helping to fund essential community infrastructure like schools, GP surgeries, and highways improvements.
Northolt Grange has also been recognised nationally by winning a bronze award at the National Site Awards earlier this year. The awards celebrate construction sites in the UK that demonstrate exceptional commitment to community, environment, and workforce standards.
