
Work is getting started on the next stage of the transformation of Sherwood Close, with more new affordable homes under construction at the West Ealing estate.
This final phase of regeneration at the estate will see 188 new homes being built, 37 of which will be available at genuinely affordable rents. They are expected to be completed spring 2028.
Sherwood Close – also known locally as Dean Gardens – was built in the 1970s. A review by Ealing Council in 2008 highlighted a number of long‑standing challenges, including anti-social behaviour, abandoned garages, overcrowding, and a shortage of larger family properties.
With its mix of new homes, community facilities, and improved public spaces, this regeneration is helping to create a vibrant, modern neighbourhood at the heart of West Ealing.
Modern homes and community spaces
Once complete, the project will have created a total of 362 new homes, of a range of sizes between 1 to 4 bedrooms.
They are being built in partnership with housing association Clarion Housing. Under the deal, Clarion is paying all costs for the homes using land that formerly belonged to the council. The new homes and the land will be owned by Clarion Housing, with the council getting 100% of the nominations to the first lets on the estate.
Phase 1 saw the construction of 71 new homes. They were completed in April 2019, and all are being socially let at genuinely affordable rents. All council tenants from the demolished Sherwood Close blocks were offered the chance to move to the rebuilt estate.
Phase 2 was completed in March 2023 and provided 106 new homes, with 40 of these available for social rent. The work carried out also included a new community centre and an inviting courtyard area, offering residents a green space to enjoy and a safer and more welcoming place to share.
Phase 3 was designed by Sheppard Robson Architects and is being built by Fairview Homes. As well as the new homes to let, it will include 151 for market sale.
‘High quality that residents deserve’
The council provides much-needed new homes for the borough in 2 ways:
- directly building them, like the homes at Buckingham Avenue in Perivale
- using its planning system to ensure as much affordable housing as possible is provided by developments built either privately or by housing associations like Clarion Housing

Once complete, the new neighbourhood will offer families a safe environment and a place they can truly call home.
